The Inn at Aspen Hotel Rental Agreement

We ask that you please take a moment to read this confirmation in full, to ensure that it is correct. When you book lodging with The Inn at Aspen Hotel, you must understand and fully accept the Rental Agreement set forth for these accommodations. Thank you.
GeneralPayment of deposits by guest or guest's agent constitutes acceptance and confirmation by the guest and guest's agent of the deposit and cancellation and use policies, restrictions, and additional information given in this Rental Agreement. If a credit card is used by guest or guest's agent for advance deposits or payments, guests and guest's agent hereby agree to have the advance deposits and payments listed in the guest's confirmation charged to the credit card, and further agree that said amounts shall be subject to the deposit and cancellation policies given in this Rental Agreement. Any changes in the deposit and cancellation and use policies are effective only if executed in writing by an officer or the General Manager of The Inn at Aspen Hotel.
Guest is responsible for payment of all nights confirmed, regardless of guest's late arrival or early departure date. Guest further agrees that there are no warranties or guarantees on ski conditions and number of runs open, weather conditions, or snow cover on the ski-in or ski-out access to the buildings. Cancellations by guest or guest's agent must have a cancellation number to be valid.
If all Deposit or Balance Due payments are not received by the due dates given on this Confirmation, this reservation will be considered cancelled under the terms and conditions provided herein and are subject to the following deposit and cancellation policies.
The term "occupant" or "occupants" as used in this Rental Agreement includes the registered guest and all other persons who occupy the hotel room.
At Wyndham Vacation Rentals, we make every effort to ensure that you get the exact property you request. If circumstances beyond our control prevent us from honoring your specific request, we will transfer your reservation to a comparable or upgraded unit.
Check In and Check Out Time
Check-in at 3:00 PM ; Check-out at 11:00 AM. Early check-in times can be requested but will not be guaranteed. Departures after 11:00 A.M. will be charged half of the daily rate and after 4:00 P.M. will be charged one full daily rent rate.
At the time of booking, 50% of entire reservation will be collected. During the summer season, final payment is due 14 days prior to arrival. During the ski season, final payment is due 30 days prior to arrival. Payment can be made by check, money order, credit card, or wire transfer. If paying by credit card, your account will automatically be charged 14 days (summer) or 30 days (winter) prior to your arrival.
If final payment is not received in our office 14 days (spring/summer/fall) or 30 days (winter) prior to arrival, the reservation may be cancelled and is subject to cancellation policies. A new confirmation notice will be sent for all payments received.
Group deposit and cancellation policies are available upon request.
Cancellations received within 14 days (spring/summer/fall) or 30 days (ski season) prior to arrival date of reservation will forfeit the entire amount, unless the property is re-occupied for the entire amount of the original booking. Guests are responsible for all nights reserved. Individuals shall not be relieved of any portion of their reservation due to weather, flight cancellations or any travel related or other issues which may arise and which are not under control of The Inn at Aspen. Refunds will not be made for late arrival or early departure.
Cancellations for summer reservations received 15 days or more prior to arrival OR winter reservations received 31 days or more will forfeit a 10% cancellation charge plus the 6% reservation fee of the total stay amount.
If more than 50% of the scheduled lifts of the four area mountains are not operating within 72 hours of your scheduled arrival, cancellations will be accepted and refunded in full less the cancellation charge of 10% of gross lodging amount.
The 6.0% Reservations Fee applies to all reservations. It's calculated on a percentage basis to be consistent and fair regardless of the unit reserved. The Reservations Fee on your confirmation statement includes tax (0.414%) and therefore totals 6.414% of the rent.
Advance deposits or rental payments shall remain the property of and for the use of The Inn at Aspen Hotel subject to the cancellations policies above; and any interest income or profit from advance deposits or rental payments belong solely to The Inn at Aspen Hotel.
Each day Wyndham Vacation Rentals will make the beds, replenish supplies, replace towels and vacuum as necessary. Linens will be replaced every 3rd day. Please contact Reservations if you require additional housekeeping services.
FREE Continental Breakfast in the Summer: The Inn at Aspen Hotel provides a continental breakfast in the on-site McKenney’s at The Inn from June 1 until September 9. It includes: freshly baked waffles, pastries, hot oatmeal, cereals, hard boiled eggs, bagels, yogurt, fruits, juices, coffee and tea. FREE Hot Breakfast in the Winter: During the ski season, December 1 though April 1, The Inn at Aspen Hotel provides a complimentary hot breakfast which includes scrambled eggs, breakfast meats, breakfast potatoes as well as a continental breakfast of freshly baked waffles, pastries, hot oatmeal, cereals, bagels, yogurt, fruits, juices, coffee and tea. This breakfast is provided December 1 until April 1. (Subject to change).
Agents Right of Entry
An authorized employee or repairman may enter the premises at any time in order to inspect, repair, and maintain the unit and in order to confirm that the unit is being used in accordance with the terms of these policies. The hotel room you occupy may be listed for sale. If so, there is a possibility that our real estate office will call you and request a showing during your stay.
Occupant is liable for any damages to the premises and to the furnishings, equipment, and/or household items therein which occurred during occupancy, excluding normal wear and tear. Please report any damages to your unit during your stay before departure.
Upon check in, occupants will be required to leave a credit card imprint for any incidental charges. We accept American Express, Visa, MasterCard and Discover. Otherwise occupants will be asked to leave a cash deposit equal to one nights occupancy fee. This will be returned within 60 days after departure.
Local calls are free, but ALL long distance calls must be charged to a telephone card, credit card or to your home phone.
Occupants receive no interest in real property, but merely acquired a license to use the condominium or home (subject) to the right of Wyndham Vacation Rentals to change accommodations up to and including the date of arrival. The term "occupant" or "occupants" as used in this Agreement includes the registered guest and all other persons who occupy the hotel room. TWO-PARTY OCCUPANCY In the event two parties reserve or occupy one unit and one party cancels, the other party is obligated for the standard occupancy rate.
Termination of Occupancy
Wyndham Vacation Rentals is committed to being a good neighbor, and asks that you be considerate of those who are living near your unit. Unfortunately, from time to time some occupants disturb their neighbors, by creating excessive noise, smoke, or other nuisances. Wyndham Vacation Rentals expressly reserves the right to terminate, at any time, your occupancy of your unit, and to evict you from the unit, in the event that complaints are lodged which indicate that you are disturbing the neighbors. In that event, you will also forfeit all monies previously paid to Wyndham Vacation Rentals.
Pets are not allowed inside units or on the property. If pets are inside units, or on the property, it shall be cause for immediate termination of the Rental Agreement without refund.
All properties are smoke free, including all public and private areas. This includes the interior of each hotel suite and room, decks, patios, hallways, lobbies, garages, and pool and hot tub areas.
